The instalment depends on the price, the loan margin, the interest rate and the tenure. Arithmetic only: your bank’s loan documents set the actual instalment, and the management’s notice sets the actual maintenance fee.
Maintenance and sinking fund, by type.
The indicative maintenance fee is RM0.35 per sq ft a month (before the sinking fund), set by the developer; by law, the sinking fund is 10% of the maintenance fee. After handover, the actual charges are as the management notifies.

These are extra, and they vary.
- Home insurance and mortgage insurance (depending on your bank and your own choices).
- Water, electricity and internet.
- Assessment rates (local council) and quit rent: the arrangements once strata titles are issued follow the notices of the authorities and the management.
- Renovation and furniture (the items provided are listed on each unit type’s page).
- One-off costs when you buy: stamp duty, legal fees and so on — see the buying guide.
The formula (for reference)
Monthly instalment = P × r ÷ (1 − (1 + r)−n)
P is the loan amount, r the monthly rate (the annual rate ÷ 12) and n the number of monthly instalments (years × 12); at a 0% rate, the monthly instalment = P ÷ n. Your bank’s own method and charges may differ.
