M Mira is developed by Maxim Heights Sdn. Bhd., which a reported stock-exchange filing describes as a wholly owned subsidiary of Mah Sing Group Berhad. Mah Sing has developed property since 1994 (developer statement).

Two things easily confused

The developer and the land buyer; tenure and title category.

The developer and the land buyer

They are the same company. The developer information names the developer as Maxim Heights Sdn. Bhd., and according to a reported stock-exchange filing, Mah Sing bought this land through that subsidiary. The developer’s licence number is the one stated in the approved advertisement.

Tenure and title category

“Leasehold” (as against freehold) describes the interest in the land and when it ends; “residential title” (as against commercial) describes the land-use category on the title. They are two different things. M Mira: leasehold (developer information), with the expiry date as given in the permit particulars; the developer also states a residential title.
